  • Pre-Employment Compliance Exams for HTC/BOND/FDIC-AHP - $550 per Exam

 

  • Pre-Acquisition Review of Governing Documents - $500 per document

 

  • Pre-Acquisition Review of Rent/Utility Allowance/Fees - $500

 

  • Non-Compliance Research and Response - $150 Per Hour

 

  • Creation of Required Documents (LEP, TSP, Waitlist, etc.) - $1,500 per document

 

  • Compliance Training - $300 per person (5 mimimum) unless under Annual Contract:
  1. BOND
  2. Housing Tax Credit
  3. HOME
  4. FDIC/AHP

 

      MOST Classes are held ON-SITE and last a full 8-hour day. Classes include a property specific

    Compliance Manual, Compliance Test, and, Attendance Certificate.

 

 

  • Compliance Review - Due Diligence or Property Shop - $2,500 per property

 

  • Change to Utility Allowance Method - $3,000 per property

 

  • Release of Pre-1993 HTC LURA - $5,000 per property

 

  • Property Transfers:
  1.  Non-profit - $10,000
  2.  HUB - $8,000
  3. LLC or LP - $6,000

          

             Property Transfer Fees are based on the volume of paperwork involved.

 

 

ANNUAL CONTRACT

      This type of Service is our most popular because it serves to ensure your Files, 

      Reports, Training, and day-to-day compliance management is being overseen

      by a compliance professional and not just undertaken as an afterthought

      to property management duties.

 

ANNUAL CONTRACT - SCOPE OF WORK

  • ​One (1) Compliance Training Class per Contract Year
  • Review of each Pending Move-in and Recertification File
  • Review of Monthly Unit Status Report (USR)
  • Review and Completion Assistance of the Annual Owner's Compliance Report (AOCR)
  • Owner Representation during State File Reviews
  • Correspondence with Housing Agencies on compliance deficiencies
  • On-Going Compliance assistance with Forms, Rules, Rent & Income Limits,

            Utility Allowances, Affirmative Marketing, and Social Services

  • Compliance Assistance is provided via phone, fax, e-mail, in-person, and

           via RESIDENTVAULT, 8 hours per day, 5 days per week, 52 weeks per Contract Year

 

 

ANNUAL CONTRACT FEES - PAYABLE PER MONTH

  • 50-100 Set-Aside Units = $12.00 per Set-Aside
  • 101-300 Set-Aside Units = $8.00 per Set-Aside
  • 300 + Set-Aside Units = $6.00 per Set-Aside

 

      Fees for Owners with a portfolio of multiple properties may be determined

     on the cumulative number of Set-Asides to reach a lower overall cost.

 

 

RESIDENTVAULT

 

1-250 Units:

Electronic Files - $50 per month/ Scanned Files - $100 per month

251 or more units:

Electronic Files - $100 per month/ Scanned Files - $150 per month

Service includes a one-time, up front, NON REFUNDABLE

Set-Up Fee of $250

Service is billed Quarterly, or, can be paid Annually

to receive a 10% discount.

Property must have an agreement with Blue Moon to use TAA forms.

Property or Management specific forms can also be used.
